Easy to use for my rentals

So, I decided to try TurboTenant for my rental applications and tenant screening. It was pretty straightforward to set up everything. The whole process felt easy, no weird steps or anything. Got my reports back in a decent time too. Overall, a good experience.

Good value for tenant screening

I was looking for a cost-effective way to screen new tenants for my duplex. TurboTenant offered tenant screening services that seemed like a good deal compared to others. I signed up for their free account and only paid for the screening report itself. It felt like I got good value for my money without needing to commit to a monthly subscription right away. The report was comprehensive.

Love TurboTenant for my rentals!

I just processed a new rental application and a lease agreement through TurboTenant, and it was fantastic! The e-signatures feature saved me so much time. I love how everything is in one place. It truly simplifies my landlord duties. I'm definitely using it for all my future tenants and recommending it to everyone I know who manages properties. Such a great tool!

Comprehensive tools, minor delay

I used TurboTenant for a new rental listing, focusing on their property marketing and online rent collection features. Setting up the listing was intuitive, and it syndicated to several sites quickly. The online rent collection was easy for my tenant to set up, and I received my first payment on time. I also opted for the landlord premium plan for the lease agreements, which offered good customization. The only minor hiccup was that the initial criminal background check took about 48 hours, a bit longer than I expected, but the report was thorough. Customer support was helpful when I had a question about customizing a clause in the lease. Overall, it streamlines a lot of the landlord tasks.

Always a smooth process

I've used TurboTenant for several properties over the past couple of years. This last time I needed a criminal background check and it was just as reliable as always. My applications usually go through quickly, and the reports are consistent. It's why I keep coming back.

Can I create custom leases on TurboTenant or are they all templates?

L LeaseCrafter 4 weeks ago ✓ Best Answer
They have state-specific templates, but you can customize sections within those. It's not totally freeform but pretty flexible.

Thinking of switching from Zillow Rental Manager. How does TurboTenant compare?

D DeepDiveDude 1 month ago ✓ Best Answer
I found TT's tenant screening more in-depth. Zillow felt a bit basic.

L LeaseMaster 1 month ago
Agree. Plus TT has actual lease agreements.

Good to know. Screening is important.

Zillow's advertising is wider, but TT's dashboard is cleaner for managing tenants.

That's a fair point.

The basic account is free, yeah. You only pay for things like tenant screening reports or premium features.

Yep, rent collection is free for landlords. Tenants pay a small fee.

So rent collection is free?

K KeyKeeper 1 month ago
It's mostly free but expect to pay for the good stuff. Screening isn't free, for sure.

How does TurboTenant tenant screening work? Is it fast?

F FastFinder 4 weeks ago ✓ Best Answer
The tenant applies and pays the fee, then you get the reports within minutes usually. Super quick.

Where do you enter promo codes on TurboTenant? Can't find it.

T TenantTracker 1 month ago ✓ Best Answer
It usually pops up when you're checking out for a specific service, like screening. Not a general field.

Hey, I'm trying to decide between TurboTenant and Avail. Anyone used both and have thoughts on which one is better for managing a couple of single-family homes?

J James Y. 3 months ago
I tried Avail for a bit but switched to TT. I found TT's interface a lot cleaner and easier to navigate. Screening tenants felt more straightforward too. Avail wasn't bad, just preferred TT overall.

For a couple of homes, both are pretty solid. I think TT's tenant screening reports are a bit more comprehensive, especially the eviction history. Plus, the free account on TT is actually quite robust, which was a big selling point for me when I was starting out. Avail's free tier felt a bit more limited, afaik.
